As of Jan 2025, the total dues assessment for the year is $5,100.00 per unit, with $425.00 installments due each month. This is subject to change each year, based on maintenance and insurance costs and inflation. Each Board sets a budget in November of each year that determines the assessment amount for the following year.
Monthly payments are due on the 1st of each month. Assessments not received on time are considered delinquent and are subject to a late fee of 10% plus interest, as well as collections and legal fees.
If you have any trouble getting your payments set up, please immediately email both board@avondaleestatescondos.com. If you carry a balance for > 60 days, Heritage Property Management will charge you a non-refundable collections fee for their administrative costs of collections.

You may need to reference your coupon book in making or setting up your payments. It has your Account ID. The first 4 digits of your Account ID are the Association ID used in the bill pay instructions.
The best way to avoid late fees is to set up recurring payments in the Heritage Property Management Portal. First set up your account. Then login, click "Billing", then click "Make a Payment", then click "Recurring payments" to set this up. Or click "Set up Autopay." Further instructions on autopayment through Vantaca are here.
If you instead set up an payment using your personal bank account login, be aware that the payment is going to be sent as a check through the mail - leave 14 days for it to arrive, and check your balance in the Heritage Portal each month to make sure your check arrived and did not get lost or stolen on the way. Checks are not a secure way to make payments these days, to anyone.
Do not put payments in the Green Mailbox.
